- DEFINITIONS
“Booking” means the period for which you have paid to stay at the property.
“Property” means “Sand” and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the property.
“Guests” means the persons who stay overnight in the Property during the Booking.
“Visitor” means a person a Guest permits to visit, but not stay at the Property during the Booking.
- ACCEPTANCE & RESPONSIBILITY.
Payment of the Deposit constitutes acceptance of these Terms and Conditions. The guest making the booking must provide photo ID showing a current home address. Management reserves the right to cancel a booking without cause within 48 hours of the booking being made.
- CHECK IN/ OUT
Check-in time is not before 3.00pm on the arrival date and check out time is not later than 10.00am on departure date (unless we have agreed to an earlier check in or later check out, subject to other bookings and the cleaners schedule).
To access the house a key safe is located down the side of the house. On the day of arrival it will be programmed for you and you will be advised of the PIN upon receipt of final payment for your booking.
When you check-out, there is a check out form left in the guest folder which covers everything needed when leaving.
- PAYMENT
A deposit must be received to confirm any booking. Bookings are not final unless and until this deposit is received. In the event that 2 bookings are requested for the same dates, the first group to make and confirm payment will have their booking confirmed.
Payment in full plus bond must be received no later than 7 days prior to your arrival.
Payments of the amount due must be received in Australian dollars, net of any bank or other transaction charges.
Please ensure payments are made within the specified time limits or the booking may be cancelled automatically without additional notice or liability to you.
We accept payment by Direct Deposit into our bank account as above. We now accept Paypal but will pass on the 2.7% Paypal charges to guests.
Cash payments on the day of arrival are not accepted.
- CANCELLATION OR VARIATION
If you wish to vary or cancel your Booking, please contact us immediately on 0403 254181. If cancellation is caused by the client, deposit paid is not fully refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $100 cancellation fee will apply. Please see website regarding Covid-19 cancellations.
- SECURITY DEPOSIT
A Security Deposit (or Bond) payment of $1000 is required at the same time as the outstanding balance of your Booking, no later than 7 days prior to your stay.
After your stay and once the property has been inspected and cleaned and deemed left in a similar state to your arrival, the Security Deposit will be refunded by internet transfer to an Australian savings or cheque account. We endeavour to ensure this occurs within 14 days of your departure. We allow this amount of time in case of repairs that may be required but are not limited to it as repairs could take longer.
Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared, missing utensils, linen or any other property.
- UNAVAILABILITY
If the Property becomes unavailable for your occupancy due to unforeseen circumstances (e.g. Fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy or offer alternative dates.
- PARTIES & FUNCTIONS
Parties or Functions are strictly prohibited. This includes bucks and hens parties, schoolies, engagement parties & weddings. The tariff charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear and tear associated with functions in terms of cleaning, breakages, garbage removal, repairs etc
Breach of this condition may result in loss of your bond and/or additional payments, immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.
Disturbance of neighbours (immediate neighbours have our contact details), including excessive noise, is prohibited and will result in termination of rental and loss of bond. Our neighbours are reasonable people who have the right to a peaceful nights sleep at all times. They will call the security company if they are disturbed by excessive noise or offensive behaviour. If a complaint is registered, our security service will arrive and you will forfeit 50% of your bond. This includes excessive outside noise after 11pm.
If the security company is called out twice you will be directed to vacate the premises immediately and will forfeit your entire bond.
- LINEN AND TOWELS
We supply linen ie bedsheets, pillows, blankets, doona's, bath and hand towels and bath mats which must be left where supplied in the bedrooms or bath room on departure.
- PETS
Pets are not allowed at the Property. No exceptions so please don’t ask. Ducks, pelicans and many other forms of wildlife peacefully inhabit the area.
- GAMES & SUPPLIED EQUIPMENT SAFETY
The owners have supplied a number of games and equipment for use by guests. Use of the equipment is completely at the guests or visitors risk and no responsibility is accepted for any injury or death resulting from use of this equipment by the owners of “Sand”.
The Kayaks and stand up paddleboard must be used with a lifevest. There are several lifevests of varying sizes supplied.
You have use of the private jetty at the rear of the house which is shared with our neighbour. Please note that all jetty's are private property and you are not permitted on any other jetty.
- YOUR OTHER RESPONSIBILITIES
You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and of our neighbors.
You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Managements discretion).
Only the number of guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay an extra charge may apply or the agreement may be terminated without refund. If you are planning on having visitors to the property no more than 6 are allowed unless prior arrangements have been made with Management, which will not be unreasonably withheld.
Visitors are not permitted to stay overnight unless approved by Management. Extra charges may apply.
Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and any other expenses.
Before departure, all food must be removed from fridges, all rubbish put in the Red lidded Council Bins, recycleable paper, tins and bottles in the Yellow lidded bins provided (must not be bagged). Crockery and cutlery must be washed and packed away. The Property must be left in an acceptably clean and tidy condition.
Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, oven, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs (@$45 per hour) over and above the normal cleaning fee which will be deducted from the security bond.
Please note that if the BBQ has not be cleaned and left the way it was found, a $45 cleaning fee will be automatically deducted from your Bond.
Furniture and furnishings must not be moved around the house (except for the outdoor plastic chairs) and be left in the position they were in when you arrived.
The Property should be vacated on time and secured. There is a check out checklist in the guest folder that should be perused before departure. The single house access key must be left in the small door safe outside the laundry and the lanyard with the house key & garage door fob must be left on the kitchen bench. Failure to leave the single access key in the keysafe will result in a $120 locksmith call out fee being charged as it is the sole access for guests, cleaners and tradesmen.
You are responsible for the safekeeping and replacement of accommodation keys and garage door remote. Replacements will be charged at $80 for the garage door remote and $10 per key.
Smoking is not permitted inside the property.
Loss – the owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
- PROBLEMS OR COMPLAINTS
In the case of any problems or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours. The property is under the care of a lawnmowing company and there may be lawnmowing undertaken during your stay without notice.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
- GAMES, ACTIVITIES Etc.
The owners have provided many entertainment features and activities for your pleasure and enjoyment. Please do not remove any pieces or items from any of the games or activities and report any breakages or losses. Should games pieces be found to be missing, the cost of a replacement game will be charged against your bond. If playing cricket or other outside activities, please keep to “Sand's” grounds and do not encroach on neighbouring properties.
Please note that if you intend to fish you are required to have a recreational fishing licence. These can be purchased at the local service station/general store in town.
- WiFi.
Sand now has free NBN WiFi for the convenience of guests.
We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
